Fund inception: 2017 (fully subscribed)
Because of Stonecrest’s successful experience with 3 funds managed in the REO (Real Estate Owned) and NPN (Nonperforming Mortgage Note) arena, we have formed the Real Estate Growth Fund, LLC to actively identify, acquire and manage a portfolio of non-performing notes secured by real estate and distressed, primarily single family houses (NPN’s and REO’s are commonly referred to as Assets). We intend to capitalize on near-term acquisition opportunities introduced by the current real estate market. Stonecrest plans to add value to and reposition each Asset to its highest and best use, when and as appropriate.
Our Investment strategies include:
• For REO’s: Remodel the property to add value and then resell through our established realtor network to homeowners
for the highest price.
• For NPN’s: Exit strategies include loan modification, foreclosure, deed in lieu, and short sale/sale of mortgage
Asset Acquisition
Since 2007, Stonecrest has implemented a unique method of working with national loan servicers and lenders. These professionals are carefully selected based on their ability to identify and honor the strict seller profile and low price requirements set by Stonecrest. In addition to finding assets through loan servicers and lenders, we aggressively investigate opportunities through other types of sellers: banks, home owners, auctions, home investors, government agencies, hedge funds, birddogs, tax auctions, etc.
Liquidation Strategy
Our Fund strategy will be carried out over the term of the fund. We will be improving and liquidating all assets during the life of the Fund, according to our investment strategy mentioned above. The assets will be marketed and sold when advantageous to the portfolio. This cycle is repeated as many times as possible. Each time, the money is reinvested with the intent of generating higher returns.
Stonecrest’s vendors, in-house management capability, due diligence, and in place staff of experts spanning multiple asset classes enable us to comprehensively evaluate deals, purchase quickly and effectively, and reposition Assets to improve cash flow or resell at the first appropriate opportunity.
