Featured Asset:
Our featured property this quarter is a two-story office building located at 824 San Antonio Road in Palo Alto, California. It was built in 1986, is 8,601sqft and sits on a 19,100sqft lot. The ground floor is an owner-occupied nursing school and the second floor is used for office activities. The property also includes a parking lot located behind the building.
Our borrower, who utilizes a portion of her building for her nursing school, has decided to close her business. She wants to lease the newly available space prior to applying for a refinance. This will help her qualify for a conventional loan. Her previous loan on the building had matured. She approached Stonecrest for a loan that would provide her with time to stabilize the building. We gave her a loan of $2.750M in first position on the building, which is valued at $5M. This put us at a 56% loan to value – a great addition to the portfolio!
